In cases where the mortgagee, in accordance with the terms of the mortgage agreement or due to the need to ensure the preservation of mortgaged immovable property, is forced to bear the costs of its maintenance and protection or to repay the mortgagor's debts on taxes, fees or utility bills related to this immovable property, compensation to the mortgagee of such necessary expenses is provided at the expense of the mortgaged immovable property.
